This In Brief summary highlights Andium Homes’ key achievements, financial performance, and strategic progress during 2025.   

2025 was a landmark year for Andium Homes, delivering record numbers of new homes, strengthening communities and maintaining stable financial performance in a challenging market.   

Key Highlights 

A Record Year for Homes and Communities  

2025 marked a record year for Andium. We delivered 363 new affordable homes on time and on budget, supported the highest number of new tenancies in our history, and enabled more Islanders than ever to access high-quality, social housing. 

Major developments at Maisons Les Arches and Le Grand Douet transformed communities in the north of St Helier, contributing to wider regeneration and economic activity across Jersey.  

Alongside new supply, Andium supported close to 600 households into new tenancies and reduced waiting times across the Affordable Housing Gateway, with 84% of Band 1 applicants housed within 12 months.  This average does not tell the full story, and there were many instances where applicants were offered a home within weeks of joining the list.   

A Great Client Experience 

Clients remain at the heart of everything we do. In 2025, Andium achieved 78% client satisfaction, benchmarking well against peer housing organisations in the UK. 

Digital engagement continued to grow, with more than 60% of clients now using the  

Andium App and Portal to manage their tenancy, access services and stay informed. 

Great Homes and Communities, now and for the Future 

Andium maintained 100% compliance with the Decent Homes Standard and the Modern Facilities in 2025.  Investment focused on both new delivery and the refurbishment of existing homes, including the completion of 21 refurbished homes at Vue du Port, formerly Haut du Mont. 

Sustainable Financial Performance  

Despite market pressures and a subdued housing market, Andium maintained a stable and sustainable financial model.   

• £28.7m returned to the Government of Jersey. 

• £97.0m invested in new homes, regeneration and asset management. 

• £18m invested in repairs and maintenance expenditure. 

Great Partnerships  

• £1m community investment.   

• Awarded Project of the Year up to £5 million from the Construction Council for our refurbishment and substantial extension of Eden House, in partnership with Government of Jersey.   This community facility provides vital short breaks for children and young people up to 18 years old with autism and associated developmental needs. 

Looking Ahead 

Andium enters 2026 with momentum and a strong pipeline of delivery, with 527 homes under construction or in contract and a keen focus on client engagement, estate regeneration and digital transformation. 

Our priorities remain clear: delivering great homes and services, supporting thriving communities and creating long-term value for Islanders.

This Jersey Residential Design Guide has been commissioned by Andium Homes and developed in consultation with numerous stakeholders including designers, planners, developers and members of the public, to provide design team guidance and galvanise a shared approach to housing design, wellbeing and identity.

Our Draft Masterplan demonstrates how a Town Park extension on the former Jersey Gas site, provides a one-off opportunity to extend this much loved ‘green lung’ for the benefit of future generations. Given the scale of current regeneration projects in this part of St Helier – nearly 1,000 new homes by Andium and others across 5 sites over the next 5 years, the need to provide sustainable communities with good placemaking and appropriate amenity space is clear.

Andium’s Town Park Vision proposes that the entire former Jersey Gas site is converted as a green extension to the existing Millenium Town Park. In addition, there will be a new green pedestrian route from the Ann Street Brewery scheme through from Simon Place to Tunnel Street and the extended Town Park. This will link through Andium’s Brewery and Mayfair schemes and provide safe, car-free routes for residents and the public alike. It is hoped that further Town Park links can also be established through to Springfield and the Wellington Road schools, to provide safer routes for our children.

Further community benefit is proposed by establishing a new Youth Centre facility through conversion of the Listed Ann Street Brew House and Office buildings and creating a new Headquarters for Autism Jersey in the Listed Sans Souci building. Overall, this presents a huge opportunity to fully regenerate this part of Town, provide real community benefit and liveable developments which support wellbeing and reconnect with nature.

We are delighted to present our 2020 Annual Report and financial statements. 

Although 2020 was a challenging year, Andium was able to focus on maintaining key services to Clients and assisting Government to protect the most vulnerable. 

Like many businesses Andium has had to adapt to new ways of working in order to maintain the delivery of services to Clients. The enormity of the challenge posed by the pandemic cannot be understated and as a company we are proud of the resilience of our people, our finances and our
technology.

We are delighted to present our 2019 Annual Report and financial statements.

We are passionate about the delivery of more and better homes and are proud of the significant refurbishment works that have been carried out over the last five years since Andium Homes was  incorporated – meaning all our homes now meet the Decent Homes Standard – a target reached five years earlier than originally promised.

Andium Homes has published its 2018 Annual Report and financial statements. The Annual Report highlights that 2018 was an exceptional year of performance for the States’ owned company. The audited financial statements for the year to 31 December 2018 show a total income of £48.3 million, with £28.7 million being repaid to the Treasury by way of an annual return, in addition to loan repayments of £5.7 million and loan interest payments of £5.9 million.
