Andium Homes is proud to announce the successful completion of its Healthy Homes pilot project, which was made possible via a grant from Digital Jersey. This initiative has marked a significant step forward in leveraging smart technology to enhance property management and improve the living conditions of our residents in line with our core values and principles.
Why we need Healthy Homes
Andium Homes is committed to continuously enhancing the living experience of our residents by prioritising the provision of safe and healthy homes. Effective monitoring of our homes helps inform our maintenance plans and allow us to quickly address any issues that can impact on the quality of life for residents.
An effective and proactive process for monitoring and maintenance will help us to prevent issues such as poor ventilation, inadequate heating, or poor insulation, all factors which can have a negative impact on the environment within a home.
The Healthy Homes Pilot Scheme
The pilot scheme successfully illustrated the effectiveness of IoT devices and the LoRa (Long Range) network by deploying Hubs in selected properties, enabling the collection of building performance data, developing property insights, enabling proactive maintenance, and improving energy efficiency.
The pilot demonstrated how IoT technology has the potential to help with, the effective identification and management of maintenance related issues before they escalate, reducing energy consumption, and ultimately providing a better living experience for residents. There are several opportunities to extend the scope of monitoring to communal spaces that will further enhance resident safety and enjoyment.
The Role of the LoRa Network
A key enabler for Healthy Homes is the LoRa (Long Range) network which is a low-power, wide-area network technology. The IoT devices can easily connect to LoRa Gateways to support efficient data transmission across long distances. Unlike traditional Wi-Fi or mobile networks, LoRa provides:
· Reliable Connectivity: Even in areas with poor mobile signal or Wi-Fi coverage, LoRa ensures continuous data transmission.
· Low Power Consumption: The hubs operate for extended periods without the need for frequent battery replacements, making them cost-effective and sustainable.
· Scalability: The LoRa network supports a large number of connected devices, meaning that as the rollout of Hubs is extended additional properties can be integrated seamlessly.

Tenant benefits include:
· Healthier Living Conditions: The Hub can help tenants by providing clear and real time information about the indoor air quality which can be used to manage and reduce the risk of damp.
· Lower Energy Costs: By tracking temperature and humidity levels, the Hubs can provide tenants with real time recommendations to optimise heating and ventilation, leading to reduced energy bills.
· Faster Repairs and Maintenance: The data gathered by the Hubs will help us to spot potential issues before they became serious so that we can intervene sooner and hence reduce discomfort and future disruption for tenants.

With the successful completion of the pilot initiative, Andium Homes is actively exploring opportunities to significantly scale up the Healthy Homes network across its housing portfolio.
The insights gained from the pilot are positively informing our solutions for future smart housing that will ensure that Andium continues to set new standards in property management and tenant well-being.
